Rental Property Financing: What to Prepare Before You Apply

Define your financing objective

Start by identifying what you want the financing to accomplish. You may be purchasing a rental property, replacing an existing loan or exploring a cash out refinance. These are different scenarios, and a clear objective helps the financing team identify which program details to review with you.

Gather the property information

Prepare the property address, property type, number of units and occupancy status. For a purchase, organize the agreed price and contract details. For a refinance, gather the current loan information and the reason you are seeking replacement financing. Include information about recently completed renovations when relevant.

Prepare rental documentation

Existing leases and rental records help explain how an occupied property is being used. If the property is vacant or intended for short term rental use, make that clear at the beginning. Ask how the selected program evaluates rental income and what supporting information is required.

Review the full loan structure

Look beyond the interest rate. Ask about the loan term, payment structure, closing costs, reserve requirements and any prepayment provisions. For a refinance, consider how the proposed loan changes your monthly obligations and overall plans for the property.

Discuss timing and eligibility

Property appraisal, documentation and underwriting can affect the timeline. Share any purchase deadline or existing loan maturity early. Eligibility and final terms depend on the selected program, property and borrower, so confirm the requirements for your specific transaction.
